How long does a kitchen renovation take in Dubai?
October 20, 2026 · 8 min read
A typical made-to-measure kitchen in Dubai runs 6 to 9 weeks from signed drawing to handover. Budget 10 to 12 weeks if walls or plumbing move, or if a villa needs utility and municipality approvals before site work starts.

Kitchen renovation stages in Dubai and what each one costs you in time
The build on site is rarely the slow part. Design, joinery production and stone templating take up most of the calendar, and each stage has to close before the next one opens.
| Stage | Typical duration | What happens |
|---|---|---|
| Site survey and measure | 1 to 3 days | Levels, service routes, extractor path and door swings confirmed before anything is priced |
| Design and 3D sign-off | 5 to 10 days | Layout options, elevations, appliance schedule, finishes. Every revision resets this clock |
| Joinery production | 3 to 5 weeks | Cutting, edge banding and spray finishing. The longest single block, and the one worth protecting |
| Strip-out and MEP first fix | 3 to 5 days | Removal, new plumbing and electrical points, ducting for the extractor |
| Plastering, tiling and paint | 5 to 8 days | Wall repairs, splashback substrate, floor tiling if it is changing |
| Cabinetry installation | 3 to 5 days | Carcasses levelled, doors hung, appliances set, worktop template booked |
| Stone worktop template and fit | 7 to 10 days | Laser template, fabrication, fitting, then cure time before the sink and hob are used |
| Snagging and handover | 2 to 4 days | Alignment, silicone, touch-ups and a signed snag list with a revisit date |
Added up, a straightforward job is 6 to 7 weeks of working time and 8 to 9 weeks on the calendar once weekends and deliveries are counted. That is the honest kitchen renovation timeline in Dubai when nothing unusual happens. The scope behind each row is set out on the made-to-measure kitchens in Dubai page.
How kitchen size and layout change the timeline
A straight run and an island kitchen can share the same joinery lead time, but not the same site time. A 3 metre galley kitchen is stripped and refitted in under a week, while an island kitchen with a waterfall top and integrated appliances takes 8 to 12 days on site.
Five changes reliably add a week or more:
- Removing a wall to open the kitchen into the living area, which needs structural sign-off and often a steel beam
- Moving the sink, which means new drainage falls or a pump
- Relocating the hob and extractor, which changes the ducting route to outside
- Switching to integrated appliances, which changes every cabinet dimension around them
- Adding a pantry wall, breakfast counter or full-height larder
Of those, moving the sink costs the most per centimetre. Leave the drain where it is and a kitchen renovation in a Dubai apartment usually stays inside its 6 to 9 week window.

The four things that actually delay Dubai kitchens
Most delays here are administrative or material, not construction. These four cause the damage.
Building NOC for apartments
Most towers and managed communities require a fit-out permit or NOC from the developer or strata management before a single tile comes up. Allow 3 to 10 working days, longer if drawings come back for revision. Noise hours, lift protection and gate passes are set by the building, not by your contractor.
Villa permits for structural or service changes
Replacing cabinets and worktops in a villa needs no approval. Moving walls, changing a window, adding a gas line or raising the electrical load does, and that means municipality approval with DEWA coordination on the utility side. Expect 2 to 3 weeks before site work starts.
Imported hardware and stone
A specific handle profile, a 20mm quartz in a particular finish or a book-matched marble slab is not always sitting in a UAE warehouse. Special orders run 2 to 4 weeks. Buying from stock in Dubai shortens the wait, ordering a named European finish lengthens it.
Client decision lag on finishes
Every open question about splashback, handle or paint colour freezes the next stage. Two weeks of indecision in week three reappears as two weeks of delay in week nine. Our more interior guides cover finish selection if that is where you tend to get stuck.
What a Dubai kitchen costs and how long it takes: two worked examples
The ranges below cover supply and fit, including cabinetry, worktop, standard appliances and installation. They are a planning tool, not a quotation. The figure that binds comes after the survey.
Apartment kitchen, 3.2m by 2.6m: AED 48,000 to 62,000, about 8 weeks
An L-shaped layout of this size, the sort found across Dubai Marina towers, with handleless matte doors, a quartz top, a glass splashback, mid-range appliances and one tall unit. Strip-out takes 4 days, joinery 4 weeks, installation 4 days, stone 8 days and snagging 3 days. One NOC from building management. Calendar time lands at 8 weeks.
Villa kitchen with a 2.4m island: AED 95,000 to 140,000, about 11 weeks
Waterfall quartz, a full-height pantry, an integrated fridge and an extractor ducted through an external wall. Joinery runs 5 weeks, site work 3 weeks, stone 10 days. If a wall moves or the gas line is relocated, permits add 2 to 3 weeks on top. You can see how these scopes look once built in the completed kitchen projects gallery.

How to protect your completion date
Dates hold when the contract and the calendar are built to hold them. Five habits do most of the work.
- Sign one contract for supply and fitting. Splitting joinery from installation is where schedule blame usually starts.
- Lock the production slot at drawing sign-off, in writing, with the week your cabinets enter production named.
- Tie payments to milestones: deposit, production start, delivery to site, handover. A large payment before production begins removes your leverage.
- Book the stone template before installation week, so the templating team is on standby when the carcasses are level.
- Agree the snag window up front: three to five working days to log items, then a fixed revisit date.
Kitchens, wardrobes and loose furniture are produced in the same run, which keeps finishes and hardware consistent across the home.
What the site survey should confirm before you trust any timeline
A survey is not a measuring visit. Before you accept a date from anyone, check that these were covered.
- Wall and floor levels, and whether full-height units sit flat without packing
- Where services run inside the wall, not just where they exit it
- Whether the extractor can duct outside, and by which route
- Window and door swings, and the clearance each one needs
- Lift dimensions and the access route, because a 2.4m island top will not fit a standard apartment lift
- Whether the building needs an NOC, and who applies for it
Any contractor who quotes a finish date without that list is guessing. You can book a free kitchen survey and estimate and get the timeline in writing against your own layout.
Frequently asked questions
How long does a custom kitchen take from order?
From a signed drawing and confirmed order, expect 6 to 9 weeks to handover on a standard layout, with the custom cabinets alone taking 3 to 5 weeks to produce. Layout changes or villa approvals push it to 10 to 12 weeks. Order date is not the same as survey date, so ask which one the timeline is measured from.
Can you renovate a kitchen in 4 weeks?
Only where the layout stays put, the joinery is a standard size and finish, the building NOC is already issued and the stone is in stock in Dubai. In that narrow case 4 to 5 weeks is possible. Any wall removal, sink move or imported finish makes 4 weeks unrealistic, and a contractor promising it usually means the snag list gets postponed.
Does a villa kitchen need approval?
Not for a like-for-like replacement of cabinets and worktops. Approval is needed when you move structural walls, change windows, add or relocate a gas line, or increase the electrical load. Those changes typically go through the municipality with DEWA coordination and add 2 to 3 weeks before site work begins.
How long does the stone worktop take?
Template to fitted top is usually 7 to 10 days: laser template once cabinets are level, fabrication in 3 to 5 days, then fitting and 24 to 48 hours before the sink and hob are used. Rare or book-matched slabs add 2 to 4 weeks if they have to be imported.
Do you install while we live in the apartment?
Sometimes, but plan on 2 to 3 weeks of real disruption: no usable sink for part of it, dust despite containment, and noisy strip-out days. Most families in Dubai schedule the work around a holiday or move out for installation week. Building rules on noise hours and lift use usually decide this for you.
